Retail Leasing Advisor

Department: FL Division
Location: Tampa, FL

Full service retail real estate advisory firm operating throughout the eastern U.S. seeks an experienced leasing advisor based in its Tampa, Florida office.  

Position is for an individual who will work in a team environment and will report directly to the Director of Leasing and is involved in all aspects of the leasing advisory services from business development to lease negotiation.  The individual must be willing to grow with a dynamic company with a complete focus on servicing the company’s institutional and private client’s retail real estate assets. The ideal candidate will be an outgoing, self-starting, driven and organized leasing advisor.   Must have retail leasing experience. 

Responsibilities (include but are not limited to):

  •  Manage strategic relationships with landlord clients with a focus on value creation by helping achieve investment goals and objectives.
  •  Maintain an in-depth knowledge of all aspects of each property in the portfolio (i.e. rent roll, exclusives, etc.) and surrounding trade area characteristics (i.e. competition, lease comparables, etc.).
  •  Prepare or maintain a strategic leasing plan which demonstrates a thorough understanding of the property and trade area, details a comprehensive leasing strategy, and defines a plan for execution.
  •  Maintain a thorough understanding of retailers’ site selection criteria and establish/maintain relationships with each retailer’s representative.
  •  Create the marketing story for each property and prospect category and professionally communicate the story to all prospects.
  •  Negotiate proposals and lease or sale agreements leveraging industry best practices and adhering to landlord client policies.
  •  Review all leases and assist landlord in the negotiation of key business terms in the lease.
  •  Manage client communication to include monthly leasing reports adhering to each client’s requirements.
  •  Assist in training junior leasing advisors as necessary.
  •  Be active and visible internally across the leasing organization and externally in trade organizations (i.e. ICSC, etc.)
  •  Perform regular contact, market and transaction research and analysis to update internal databases. 
  •  Ensure superior client satisfaction and relationships. 
  •  Learn/Know general knowledge of the local laws governing landlord/tenant relationships. 
  •  Assist in identifying new leasing opportunities and sourcing new client relationships. 

Desired Skills and Experience: 

  •  2-4 years’ experience in retail real estate leasing with verifiable deals
  •  A college degree in Business Administration preferred.  A major in Real Estate a plus
  •  Excellent written and verbal communication skills and professional presentation skills
  •  Strong computer orientation and proficiency with Excel, PowerPoint, and Word
  •  Ability to work independently and within a team to build relationships and interact effectively with multiple clients
  • Ability to multi-task, work successfully under pressure, and effectively manage time and workload
  • Thorough understanding of real estate fundamentals
  • A desire to work within a diverse, collaborative, and driven professional environment
  • Ability to focus on relationships, not transactions
  • Strong focus on problem solving
  • Planning and organizational skills and financial analysis capabilities
  • Applicable real estate license(s) required
